    UPDATE: Cutting 50 feet into my yard to make their yard look bigger

    UPDATE below. The neighbors have listed their house for sale. They have a realtor that has taken pictures of our yard stating in the listing as "has a spacious backyard ".

    Fact is, their house is placed on their lot further back giving them a larger front yard. The neighbor now cuts approximately 50 feet into our yard in an attempt to sell their house as a "spacious backyard ".

    This is always done when we aren't home. The realtor also listed their house as "lake access", with the ability to "build your own dock". The house is across the street from the houses with lake access.

    I have gone over their attempts on taking our property with a shorter cut to no avail. They wait until we leave and cut it again. Odd thing is, they never cut past the property line until they listed it for sale.

    UPDATE: 9/2/2025 As the neighbor continues to cut further and further into our property. I have finally heard from a Surveyor and should be having the property surveyed soon.

    Also learned from the Surveyor that our neighborhood has never had a survey done. Surveyor stated that's the way they did things in our area when this development was planned out.

    Original land owner just put stakes out in a Field designating lots. This should be interesting. . | will update further after the survey is complete.

    Lizardgirl25 I hope this goes well for you this sounds like an insane issue I hope you have cameras facing into your yard that they are cutting into.

    haditwithyoupeople Once you get a survey I would put up a temporary fence ASAP. Some wooden stakes and the back fabric used for erosion control (I can't recall the name). Maybe affix some no trespassing signs to it.

    skeeter558 We had someone selling the 8 acres in front of us. The realtor listed it with access to our private driveway as an easement. We actually caught people on our private driveway measuring where they could put in an entrance to the property for sale.

    We had a survey already, provided the relator with the survey. He pointed to the utility easement as their rights to use our driveway. We had to get a lawyer to send a letter to the real estate company

    stating we would sue unless they stopped advertising our property as part of the sale. That was the only way we got them to stop. I would get your survey find out what you own then get an attorney. Once they sell it will be harder to get back what is yours.

    outside so you can go over and correct the record if the neighbors come out and start to tell lies. Try to have a fence company locked in to fence that boundary for you as soon as the survey is done.

    Ask the surveyor to publicly record the survey for you ASAP upon completion. Will cost you a bit more to have it recorded but given your update, you definitely want to be on record with this.

    Also make sure the survey does not include any caveats about it being for mortgage purposes only or not for litigation. Ensure it shows your improvements with setbacks (house, driveway and such). You may very well need this survey to defend your title in court.

    360couple Plant a few shrubs along the property line when it's surveyed. Easy - and identifiable - and you can pull them out later if you need to. BUT Establish that boundary asap.
